What this leaves out
- Federal income tax is excluded. It follows you to Florida unchanged, so including it would add the same figure to both sides and tell you nothing about the move.
- State tax is calculated on gross pay with no deductions, exemptions or credits. That slightly overstates what you pay today, which flatters Florida, so treat the saving as an upper bound.
- Property tax is calculated on the purchase price with no homestead exemption, which overstates the bill for a primary residence.
- Flood cover is a separate policy and is not in these premiums. It is material in Coconut Grove and Fort Lauderdale.

What actually moves when you move
The tax saving is the headline and rarely the whole story. These are the six things that decide whether a Florida move leaves you better off.
Florida levies no state income tax
Florida has no personal income tax, so the whole of your origin state's bill stops. It is the one line in a Florida move that is a clean saving rather than a trade, and it is the largest one for most people earning at this level.
Property tax is set in mills, not percentages
Each county and city adopts a millage rate, charged per $1,000 of assessed value. Rates in south Florida run between roughly 17 and 21 mills, so on a $2m house the annual bill is comfortably into five figures and varies by tens of thousands between neighbouring areas.
Home insurance is the line people underestimate
Florida premiums are several times the national average, and the figures here are county averages. A specific house at this price can cost more than double a county average, depending on roof age, construction and how close it sits to the water.
Flood cover is a separate policy
Standard home insurance excludes flood. It is bought separately through the National Flood Insurance Program or a private carrier, and it is material in Coconut Grove and Fort Lauderdale. It is not in any figure on this page.
School fees can move either way
Florida's public schools are graded A to F by the state Department of Education, and the best-graded catchments are part of why an area costs what it does. Where you move from an independent school to a graded public one, the fee line can wipe out a housing increase on its own.
Domicile is a question of facts, not a form
Leaving a state does not end its claim on you. High-tax states test where you actually live, work and keep your life, and several audit departures aggressively. Filing a Florida declaration of domicile is a step, not the answer.
How these figures are put together
State income tax is calculated on the 2025 brackets for your filing status, applied to gross pay. Housing is a 20% deposit on a 30-year fixed at 6.25%, plus property tax at the area's millage and a county-average insurance premium. Area figures were last verified on 2026-09-22.
Where a figure has no source we can stand behind, the line is left out rather than filled in. Where a line needs something only you know, such as what you spend on housing today, it stays blank and says so.
